The appellant provided a GIS aerial photo of the lot as supporting evidence. <br /> • The County contacted the appellant and requested the perc test for this lot. The appellant stated <br /> that they no longer had this documentation as the test was performed many years ago. <br /> Evidence submitted by the county representative: <br /> • The subject property is a vacant lot located at the end of Rosewood Road in Hillsborough. The <br /> County performed a field inspection to view the lot and to take photos. There was a-10% <br /> access adjustment already applied to the land because the lot is located on a gravel road. After <br /> review,the County recommends increasing the -10%land adjustment to-50%. This <br /> recommended adjustment would take into account several other issues affecting the <br /> marketability of this lot. This additional -40%adjustment takes into account the power line <br /> easement and additional access issues(as this lot is past the end of the gravel road), as well as <br /> topography and economic issues. This change would reduce the assessment from$81,000 to <br /> $45,000.
