Approved 9.3.25 <br /> 934 outdoor lighting standards as contained in this section of the UDO shall be adhered to, and again <br /> 935 that's .25-foot candles at the property line. And the required lighting plan, which is a full <br /> 936 photometric plan, and associated documents shall be submitted and approved by the Planning <br /> 937 Department prior to installation. Then it must be reviewed by the staff and approved by the staff <br /> 938 for conformance with the Ordinance. <br /> 939 <br /> 940 Lamar Proctor: Okay, thank you. And was there any discussion of solar? Is it possible to utilize solar on any of <br /> 941 the public buildings? <br /> 942 <br /> 943 Beth Trahos: We didn't have any discussion about that. It's certainly something that we can discuss, but it <br /> 944 would be atypical in the residential context in my experience. <br /> 945 <br /> 946 Lamar Proctor: Yeah, and I guess the only buildings that are in the site plan that are not residences are the mail <br /> 947 kiosk and then the common area. <br /> 948 <br /> 949 Beth Trahos: Yes. And my expectation for that common gathering area is not that it would not have electricity. <br /> 950 <br /> 951 Lamar Proctor: Okay. I got it. And then your application said that there were no significant trees for preservation. <br /> 952 Am I remembering that correct? I think on page,was it 84? Does have a tree symbol legend and <br /> 953 does indicate trees. I didn't know if those are ones that you intend to preserve. Because I noticed <br /> 954 there,to the west,there are two other housing subdivision like properties, and they're pretty well <br /> 955 wooded, so I would imagine that the people living in this area would like to preserve as much tree <br /> 956 cover as possible, so I didn't know what your plan was for that. <br /> 957 <br /> 958 Nicole Steele: Nicole Steele first of all. You are correct that there is not as many trees on the site, and part of <br /> 959 that's due to the history of the site and with the forestry program. The 40-some off years ago,the <br /> 960 family volunteered the use the property for, so most of the significant trees on site were already <br /> 961 harvested or used for other purposes. It would be the goal to preserve what we can and the <br /> 962 survey document's what's there. Minimally disturb the land and then work around the septic and <br /> 963 the house footprint for each lot. <br /> 964 <br /> 965 Lamar Proctor: So, looking on that Page 84, the trees in the preserved areas,they would remain, right?The <br /> 966 woods that are going to be open. <br /> 967 <br /> 968 Donna Crowder: Correct. And you can see they're clustered in the existing buffers. around the stream. Those are <br /> 969 more significant, so obviously, the forestry department did not take those down. <br /> 970 <br /> 971 Lamar Proctor: Okay. All right.Then one last question on the turn lanes, is that going to happen, or is that subject <br /> 972 to DOT approval? <br /> 973 <br /> 974 Beth Trahos: That is subject to NCDOT's approval as their road. None of us can do anything without their <br /> 975 permission. But we do have our traffic engineer here. <br /> 976 <br /> 977 Lamar Proctor: And I think that was proposing a right-turn lane coming out going towards east. Towards Chapel <br /> 978 Hill, and then a left turn lane in the center. Is that correct? <br /> 979 <br /> 980 Josh Reinke: Correct. Josh Reinke,with Bolton and Menk. Essentially, the reason we have to put in that <br /> 981 working is we have to get a driveway permit from DOT, and DOT is going to say,this is our road. <br /> 982 1 find it highly unlikely that they would say, hey, if you're willing to put in turn lanes,we don't want <br /> 983 that. They didn't require them, but if we're going to offer them up, they'd probably say, incorporate <br /> 984 that into the design, and they'll want the left-turn lane,which would be sort of in the center of the <br /> 985 road, and then yes,the right-turn lane going into the site. Both turn lanes would be on NC-54 by <br /> 986 the access. <br /> 987 <br /> 988 Lamar Proctor: And that's the proposed condition, I believe? Correct? <br />
