Approved 9.3.25 <br /> 714 Beth Trahos: So,that's an engineering design question. Roughly, one unit to the acre is the R1 zoning district. <br /> 715 This is 61 acres. <br /> 716 <br /> 717 Charity Kirk: Yeah, but some of that land is probably not, you can't build on it anyway because of the creek and <br /> 718 the flood zone. <br /> 719 <br /> 720 Beth Trahos: That's true. However,that area could be included in lots. So,the benefit of the conservation is <br /> 721 you could preserve large areas of open space as a group as compared to if you individually lot, <br /> 722 these things will be included as a part of individual lots, and oftentimes folks just consider that <br /> 723 more of their backyard, and I'm familiar with some situations where there has been sort of more <br /> 724 disturbance of those areas than there should have been because folks just thought it was their <br /> 725 backyard. This allows you to preserve, the swaths of property together. The exact number of units <br /> 726 that could be permitted,you could bring in probably five engineers, and they'd come up with <br /> 727 different numbers. It's an art to lay them out, and I don't specifically know how many. <br /> 728 <br /> 729 Donna Crowder: I can tell you that in the very beginning we were contemplating it as doing acre lots and we came <br /> 730 up with 50 units, is what we came up with. Because we could cross the creek into the back, and <br /> 731 we could put five or six lots back there, and we had a total of 50. We met with the planning <br /> 732 department. They indicated that Orange County would like to see smaller lots with more open <br /> 733 space. So, that is why we went with the plan that we did and why we went with smaller lots, and 1 <br /> 734 would say to best point out, if the land is on larger lots, they own privately, those people can do <br /> 735 whatever they want. They can knock down trees. They can put up fences and this and that, <br /> 736 which I know you're probably very aware about conservation subdivisions, but if it's preserved, <br /> 737 you have more land that's going to be preserved. And that whole area in the back is perfect for <br /> 738 wildlife and that is developable, and I will tell you that the land was suitable. All over the whole <br /> 739 subdivision. Everywhere that wasn't in wetlands had good dirt that we could have put probably <br /> 740 more houses. We chose to go with this conservation subdivision in order to preserve it. So,that's <br /> 741 just to let you know. We couldn't go over 50 lots because of the community well. <br /> 742 <br /> 743 Charity Kirk: What are you expecting the home sizes to be? You say four bedrooms, but like what do you think <br /> 744 the footprint of each. Because I know there's lots of septic everywhere, but it didn't have an <br /> 745 estimate for the footprint. <br /> 746 <br /> 747 Donna Crowder: And there are those examples though that do show the footprint. <br /> 748 <br /> 749 Charity Kirk: Yeah. But it didn't have dimensions. <br /> 750 <br /> 751 Beth Trahos: Yeah, it didn't have dimensions. So,just to be kind of put this record straight. We're a developer. <br /> 752 We're not a builder, so we don't go vertical. And we have not picked a builder yet. We have <br /> 753 several different builders that are interested in it. But we are just a developer. Full disclosure,we <br /> 754 are 65 percent owned by DL Horton, but we are not obligated to sell these lots to DL Horton, and <br /> 755 its quite honestly kind of out of their wheelhouse. I don't know that they would build on these <br /> 756 anyway.
