In order to say we have <br /> an"equalization of assessed values" among these four properties the general assessment <br /> "yardsticks" should at least be approximately the same. In our earlier appeal submittal,I <br /> illustrated the current misalignment in"yardsticks" utilizing two general parameters: 1) "% <br /> increase in assessed value" since the 2021 assessment, and 2)the change in the "all-in$/square <br /> foot value" since the 2021 assessment. <br /> Evidence submitted by the county representative: <br /> • The purpose of the revaluation is to bring properties to market value,there is no percentage <br /> applied, only corrections made, and values determined based on sales of like properties. <br /> • The subject property is a brick home built in 2012 with 4,191 square feet,4 bedrooms, and 3 & <br /> 1/2 baths on 5.54 acres of land in Hillsborough. The property sold on August 14, 2023 for <br /> $1,190,000. This sale,along with others in the neighborhood,was used in determining the <br /> value. <br /> • The grade was reduced from A+05 to A-10 during the informal appeal to be more equitable <br /> with the other houses on New Isley Trail. <br /> • Upon further review, The County recommends correcting the sketch/square footage of the <br /> home from 4,068 to 4,191 and correcting the story height from 1 to 1.25 stories.
