The appellant's home was purchased in 2022 for$669,000. Evidence submitted by the county representative: • The subject property is located at 627 Churton Grove Boulevard, in the Churton Grove subdivision, in Hillsborough. The County recently visited the property for physical inspection and photos. The County analyzed 2024 sales of comparable properties in the subject's neighborhood. The County also analyzed properties comparable to the subject that did not recently sale. The sales analysis and the equity analysis both show that the subject property's value is in line with comparable properties in this neighborhood.
