Docusign Envelope ID:6AD483F6-9814-4C69-82F6-OAAFE1C62AB1 <br /> property sales in your system are the homes on Glade Street and Westside Drive,which have <br /> much larger floor plans and a brick facade. <br /> Evidence submitted by the county representative: <br /> • The subject property is a townhome with 1,152 square feet, 2 bedrooms and 2 & 1/2 baths built <br /> in 2000, located on Highgrove Drive in Southern Village, in Chapel Hill. <br /> • Based on order of the BOER, the County made changes to this townhome, along with the <br /> others on Highgrove Drive,that resulted in a reduced value after this appeal was filed. <br /> • The grades of the townhome and garage were reduced due to the lesser build quality than that <br /> of the other townhomes within the community. The current value for this property is $406,000. <br /> • There were no recent 2024 sales of the Highgrove Drive townhomes,but 916 Highgrove Drive <br /> sold in 2022 for$338,500 and again in April of 2025 for$400,000. Using a time adjustment <br /> for the other 2021 sales based on this resale,we can determine that the sale prices increased at <br /> least 20% from 2021 to 2025 (chart included in packet).
