15 <br /> Price-Related Differential (PRD) Results of Commercial or Non- <br /> Residential Properties <br /> There are five charts that show the PRD calculated for Sales of Non-Residential <br /> Properties. The IAAO upper and lower standards are shown on the graphs. The PRD for <br /> both Actual Sale Price and Time Adjusted Sale Price (TASP) are graphed. However, <br /> reviews are based on the PRD of the Actual Sale Price and is indicated by the darker, <br /> more noticeable blue. Outliers have been removed from the sales, and the criteria to <br /> remove them are sales that are more than 25% lower or higher than the corresponding <br /> property value. Commercial / NON-Residential is based on a smaller sample size, and <br /> several categories have limited data. The PRD does not factor in Income, which is a <br /> primary valuation method for commercial, or non-residential properties. <br />
