Subject property was purchased in an arms-length transaction on July 12, 2024 for$680,000. <br /> The property was listed for sale on March 21,2024 for$749,000. <br /> 2. Due to proximity of Highways 40/85,traffic noise was audible. There has been a-20%land <br /> influence applied for several years. The taxpayer provided communications with NCDOT <br /> stating no sound abatement was planned.No change recommended. <br />
