Due to the lot being created prior to the current setbacks and buffers they render the lot practically <br /> unbuildable for the typical home this creates an undue hardship on this property owner in regards to <br /> use of their property for the siting of their proposed house. <br /> 2. The hardship results from conditions that are peculiar to the property, such as location, size, <br /> or topography. (Hardships resulting from personal circumstances, as well as hardships resulting from <br /> conditions that are common to the neighborhood or the general public, may not be the basis for granting <br /> a variance. <br /> This lot was created in 1976 when the restrictions were much less than they are currently and <br /> consequently wasn't created large enough to accommodate today's setbacks and buffers. <br /> 3. The hardship did not result from actions taken by the applicant or the property owner. (The act <br /> of purchasing property with knowledge that circumstances exist that may justify the granting of a variance <br /> shall not be regarded as a self-created hardship.) <br /> The property owner did not take any actions to create this hardship.
