So, Claire, Ralph Warren, and Dan Eddleman. 572 <br /> 573 <br />Clare Steece Julich: Thank you, Mr. Chairman, and thanks to the Planning Board. I'm Clare Steece Julich. I 574 <br />live out in Bingham Township on 9 wooded acres. I've lived out there with my husband 575 <br />for over 35 years. I'm a member of 2T and Hands Four Development Cooperative, and I 576 <br />hope to be a resident of Fiddlehead Corner. There are many Fiddlehead Corner 577 <br />supporters here this evening tonight, and I'd like them to raise their hands now. Thank 578 <br />you all. I live across from Sykes Dairy Farm in Bingham Township. I'm 7 miles from the 579 <br />Fiddlehead Corners property. I've observed the changes that have occurred to the rural 580 <br />qualities of the county over the past 3 decades. I've been pleased by the efforts of our 581 <br />county leadership to promote sustainable growth and development that balances the 582 <br />social and environmental needs and the economic factors. This kind of growth can serve 583 <br />the needs of the people for housing while maintaining natural systems in a fiscally sound 584 <br />way, and it's described in Page 1-7 of the comprehensive plan. The June 5th Planning 585 <br />Board meeting packet has an analysis starting on Page 37 in which the planning director 586 <br />states that the applicant's proposal is supportive of the following principles, goals, and 587 <br />objectives outlined within the comprehensive plan and goes on to cite nine specific 588 <br />examples. The last of those is promote clustering of residential development and 589 <br />dedication of large areas of undisturbed land for low-impact recreational use by residents 590 <br />and for wildlife habitat. He concludes the proposal establishes consistency between the 591 <br />comprehensive plan and the applicant's request for MPD-CD zoning as part of the 592 <br />Fiddlehead Corner development proposal. The UDO follows this theme of conservation 593 <br />cluster development in Section 7.12 addressing flexible development. The purpose of 594 <br />flexible development, it says, is to preserve agriculture and forestry lands, natural and 595 <br />cultural features, environmentally sensitive areas and areas with potential for maintaining 596 <br />the character of the community that might be otherwise lost or marginalized with the 597 <br />conventional development. If Fiddlehead Corner proposed for a conventional residential 598 <br />district or even a residential conditional district, its design is exactly what the planners in 599 <br />the earlier boards of commissioners had in mind as an ideal type of development that 600 <br />fulfills the vision for sustainable growth in Orange County. The type of project we are 601 <br />proposing can be an antidote to the creeping sprawl that is occurring in many parts of our 602
