Approved 5.7.25
Beth Bronson: So that land is already going to be disturbed?

Justin Chandler: Yes.

Beth Bronson: Okay. And then as far as the elevation change it didn't look super significant. Is there a place in
the report where you were talking about like the ease of grading?

Justin Chandler: No, not in the report. Directly to the northeast of that parcel there, or actually on the 80-acre
parcel there's a house, too. So,the more you move it over the more it's sitting right in front of the
house. So, that's a factor of why it's placement to it as well.

Beth Bronson: You're saying that the house is closer to the go-kart?

Justin Chandler: Correct. Yeah.

Ashley Moncado: You've gone too far down. I don't think we have an aerial, unfortunately.

Beth Bronson: You can put it on Google Maps. It's no problem.

Ashley Moncado: I think the house, you're probably going to say is about here?

Justin Chandler: Yeah, a little to the south, right there.

Beth Bronson: Yeah, so your problem is that it's in the dead middle of what, 80 acres? It's like in the almost the
middle?

Justin Chandler: Approximately, yeah.

Beth Bronson: Okay. And then the 11 acres, being south, right, and then northeast you're saying that it'll be too
close to the residence.

Justin Chandler: Correct.

Beth Bronson: Now, is this going to be a completely separated parcel?

Justin Chandler: Correct.

Beth Bronson: By the time this, pending approval, it would be its own parcel, but not just rezoned within the 80
acres?

Justin Chandler: Correct.

Beth Bronson: Okay.

Whitney Watson: I didn't think you understood the question. So, the parcel is going remain as a single parcel,
portion of it's going to be rezoned. Correct?

Justin Chandler: Correct. It's a subdivision of the 80 acres. So, it will be 11.22 and then the remainder.

Beth Bronson: I think that for condition Number 10,the property owner shall record a final plot dividing the 11.22-
acre parcel from the existing 80-acre park tract within 120 days of the commissioner's approval of
the rezoning application. So, that said, the facilities that would be on that property and used for
that property, utilities for that parcel would be completely separate from the other 80 acres?

Meg Millard: The wells are outside of that 11 acres.
