Approved 5.7.25
Lamar Proctor: Back to Meg's question about the non-native species. I'm just trying to understand. There's listed
specific non-native species in their recommendations like crown veg, centipede and Bermuda. 1
assume those are grasses. Are those ones that you plan to plant, or can you tell me about how
that works. Like in terms of choosing plants for buffer zones and setbacks and things?

Justin Chandler: Yes, that's correct. It's going to be on the out, if you see the site plan here, kind of where these
buffer areas, the landscaping buffers there for the buildings. It would be in kind of that white space
around that, encompassing that. Again,to go back to the 2012, 2021,we got recommendations in
regard to those as well. We tried to put some of those in and it did not take. It's the same soil
across the road. We ended up chasing our thumb, and tried to implement those, and then
basically had to talk and get something else in there that would take off and take root a little bit
better.

Lamar Proctor: Okay. And does Planning have anything to do with the choice of species?

Ashley Moncado: There is a condition related to landscaping I think might help answer some of this question. The
final landscape plan will be reviewed and will be approved as part of the zoning compliance
process. We do have a recommended plant list, or recommended plantings. We list, when it
comes to like street trees, this is what's recommended, and when it comes to landscape buffers,
this is what's recommended. We do have a list, and we work with applicants as we're going
through that process to get their landscape plan finalized. Also, with the existing vegetation out
there, that's why we also have these conditions, as he moves through the subdivision, he'll be
working with staff to determine what's out there, what is needed. If things are not meeting our
standards or not meeting the planting schedule requirements, then we would be working with the
applicant based on that plantings list.

Lamar Proctor: Okay. So, Planning works with the applicant and developers to get native species or non-invasive
species planted?

Ashley Moncado: Pat put the list together and I actually think Charity had something to do with it, and those are
going to be native. We're not going to want non-native plants.

Lamar Proctor: I think Meg's concern, I know it's my concern on my property. There are all sorts of invasive
species, and it just becomes a problem that starts, but it, as long as it's being addressed.

Ashley Moncado: There's condition number 15,which is specifically calling out that their final landscape plan would
be during the zoning compliance process, and then there's also a condition that if it's determined
that the plantings do not meet UDO standards, additional plantings may be required.

Lamar Proctor: Great,thank you. Chris?

Chris Johnston: I don't really have any questions. I think it looks fine, and I appreciate the time and effort you've
put into this. I also just wanted to call out, I haven't seen many Neighborhood Information Meeting
sign-in sheets that have no one sign up. That was pretty impressive. Although it does look like it
was December 30th at 10:00 a.m. So, maybe everyone was just out of town.Thank you for your
time.

Charity Kirk: Can you clarify where the amendments are?

Ashley Moncado: The conditions?

Charity Kirk: Yes, the conditions?

Ashley Moncado: It's in the attachment to the staff report.
