<br />9. Open Space areas shown on the Site Plan shall collectively include a total of (i) one (1) <br />covered, open air structure similar to those shown on the attached Exhibit C in the <br />general area identified as the “Community Building Structure” on the Site Plan; (ii) at <br />least two (2) grilling stations, (iii) at least one (1) fire pit; (iv) at least four (4) trash cans; <br />(v) at least four (4) pet waste stations; and (vi) at least ten (10) bird nesting boxes in the <br />general area identified as a “bird sanctuary” on the Site Plan, all to be maintained by the <br />HOA. <br /> <br />10. Individual septic systems meeting Orange County requirements and designed to serve <br />homes with four (4) bedrooms shall be provided on each residential lot. <br /> <br />11. Subject to NCDOT approval, the property owner shall provide a right-hand turn lane <br />(deceleration) and a left-hand turn lane (center lane) into the property entrance on <br />Highway 54 meeting NCDOT standards <br /> <br />89
