at subdivision plat. Trail surfaces shall be natural (earthen), mulch, wood chip, gravel, or crushed <br />stone. No asphalt or pavement shall be permitted. Trail amenities shall include at least three (3) <br />benches located along the trail and at least (4) signs providing scientific information about the flora <br />and fauna found on the subject property with picture or other images. <br />9. Open Space areas shown on the Site Plan shall collectively include a total of <br />a. One (1) covered, open air structure similar to those shown on the attached Exhibit C in the <br />general area identified as the “Community Building Structure” on the Site Plan; <br />b. At least two (2) grilling stations; <br />c. At least one (1) fire pit; <br />d. At least four (4) trash cans; <br />e. At least four (4) pet waste stations; and <br />f. At least ten (10) bird nesting boxes in the general area identified as a “bird sanctuary” on the <br />Site Plan, all to be maintained by the HOA. <br />10. Individual septic systems meeting Orange County requirements and designed to serve homes with <br />four (4) bedrooms shall be provided on each residential lot. <br />11.
