p. Note the source of water supply and wastewater treatment methods.
q. Show private utility easements on the site plan and identify the relevant utility
providers.
r. Identify fire and police providers.
Landscape Plan
1. Please note the proposed barrier method for denoting the tree protection area. Per UDO
Section 6.8.4 Protection of Existing Vegetation, tree protection fencing shall be a
minimum of four feet in height, of durable construction, and shall be placed outside of
the drip line of the tree(s) to be protected .
2. Illustrate a typical lot to include between lot planting and street trees.
3. Provide a general description of the existing trees to be preserved. For example, this
could be a photograph of typical existing conditions.
4. Please include a note that new plants will be consistent with the Orange County
Preferred Plant List.
Solid Waste Date: 2/28/25 Staff:
Matt Taylor
mtaylor@orangecountync.gov
919-918-4905
1. Lots 10-13, 27-30 and 35-38 would either need to have the shared drives constructed to
handle the weight of weekly/bi-weekly visits from waste collection vehicles or they would
need to have a staging area to put their carts out for collection. Also, The roadway width
seems suitable for waste collection vehicles, we just need to ensure that the cul-de-sacs
are big enough for waste collection vehicles to turn around.
Stormwater
Management Date: 3/3/25 Staff:
Christopher Sandt
csandt@orangecountync.gov
919-245-2583
1. The project is located in the Haw River Unprotected Watershed Overlay District. A
Stormwater Management Plan (SMP) submittal is required if the proposed Land -
Disturbing Activity exceeds 43,560 square feet, or if the project is a subdivision. The
Land-Disturbing Activity threshold is cumulative to the parent parcel (i.e., the original
parcel boundary before subdividing) and will carry over to any/all resulting subdivided
parcels, regardless of development timelines or ownership transitions for the subdivided
parcels. Development activity associated with a subdivision will almost certainly trigger
the need for an SMP or a Land Disturbance Permit (LDP) up front, in concurrence with
the subdivision process. Orange County advises the applicant to clearly relay this
information in writing to prospective buyers/builders.
Transportation
Services Date: 3/4/2025 Staff:
Darlene Weaver
dweaver@orangecountync.gov
919-245-2002
1.
