include at least three (3) benches located along the trail and at least (4) signs providing <br />scientific information about the flora and fauna found on the subject property with picture or <br />other images. <br />9. Open Space areas shown on the Site Plan shall collectively include a total of <br />i. One (1) covered, open air structure similar to those shown on the attached Exhibit C <br />in the general area identified as the “Community Building Structure” on the Site Plan; <br />ii. At least two (2) grilling stations; <br />iii. At least one (1) fire pit; <br />iv. At least four (4) trash cans; <br />v. At least four (4) pet waste stations; and <br />vi. At least ten (10) bird nesting boxes in the general area identified as a “bird sanctuary” <br />on the Site Plan, all to be maintained by the HOA. <br />10. Individual septic systems meeting Orange County requirements and designed to serve <br />homes with four (4) bedrooms shall be provided on each residential lot. <br />11. Subject to NCDOT approval, the property owner shall provide a right-hand turn lane <br />(deceleration) and a left-hand turn lane (center lane) into the property entrance on Highway <br />54 meeting NCDOT standards. <br /> <br />Review Milestones <br /> <br /> <br /> <br /> <br /> <br />Analysis <br />Staff Analysis <br />As required under Section 2.8.5 of the UDO, the Planning Director shall cause an analysis to be made <br />of the application. In analyzing this request, the Planning Director offers a full analysis of the <br />application’s consistency with the adopted Orange County 2030 Comprehensive Plan. <br />See the drafted Statement of Consistency (Attachment 6) in which the relevant Goals and Objectives of <br />the Orange County 2030 Comprehensive Land Use Plan have been analyzed in full detail. <br /> <br />1.
