Article 2: Procedures 34 <br /> Section 2.14: Minor Subdivisions <br /> 2.14.2 Requlated Review <br /> (A) Preliminary Subdivision Plat Review and Action <br /> (1) Upon receipt of a complete Preliminary Plat application, the Planning Director <br /> shall submit copies of the application materials to the Development Advisory <br /> Committee (DAC)with ten (10) days for review and comment. <br /> (2) The DAC shall review the plat and associated materials for compliance with this <br /> Ordinance in addition to applicable local and State regulations. <br /> (a) The applicant shall respond with revisions within 60 days of receiving <br /> comment or request an extension. <br /> (3) Upon receipt of the comments and recommendations from reviewers, the <br /> Planning Director shall take action on the Preliminary Plat to approve or deny it, <br /> with written explanation regarding any reasons that are the basis of a denial. <br /> (B) Final Plat <br /> (1) Application Requirements <br /> (a) Applications shall be submitted in accordance with this Ordinance, <br /> notably Sections 2.2 and 7.13. <br /> (b) Applications shall include: <br /> (i) One electronic copy of the Final Plat: and <br /> (ii) Required ancillary documents prepared in accordance with <br /> Article 7 of this Ordinance.9 <br /> (2) Review and Action <br /> (a) The Planning Department shall determine if the plat and application <br /> conform with all applicable regulations, as reflected in the DAC review <br /> comments. <br /> (b) The Planning Director may submit copies of the Final Plat application <br /> and accompanying material to other officials and agencies, including <br /> DAC representatives, for review and comment. <br /> (c) If the submitted plat meets the subdivision criteria of Article 7 and <br /> applicable development standards, the plat shall be approved. <br /> (i) If the application is denied, the Planning Director shall write to <br /> the applicant detailing the reasons for denial as a regulated <br /> minor subdivision.10 <br /> (d) Performance Guarantees shall be reviewed in accordance with the <br /> provisions of Section 2.27 of this Ordinance. <br /> (3) Action Subsequent to Approval <br /> (a) The applicant shall submit a mVlar original of the Final Plat to the <br /> Planning Director for signature within one year of Final Plat approval. <br /> (i) The Planning Director may grant an extension of this time limit <br /> by one year from the original date of expiration if the applicant <br /> files an extension request." <br /> (b) The approved plat and any associated documents must be recorded <br /> within 90 daVs after the Planning Director's signature, or the approval <br /> s Updated to reflect contemporary standards and expectations <br /> io From Taylor Perschau:Approval/denial language to be consistent throughout processes. <br /> " Provide consistency throughout UDO <br /> Orange County, North Carolina—Unified Development Ordinance Page 2-42 <br />
