The deductible applicable to loss or dam- age applies separately to each occurrence of loss or damage under this Coverage Extension. i. Building Ordinance or Law Except as provided in Paragraph i.(1) Coverage for Loss to the Undamaged Portion of the Building or Structure below, Coverage provided by this Cov- erage Extension is in addition to the Limit of Insurance. (1) Coverage for Loss to the Undam- aged Portion of the Building or Structure (a) If a Covered Cause of Loss occurs to covered buildings or structures at a “job site,” we will pay for costs resulting from the enforcement of any ordinance or law that: (I) Requires the demolition of parts of the same property not damaged by a Covered Cause of Loss; (II) Regulates the construction or repair of buildings, or estab- lishes zoning or land use re- quirements at the “job site”; and (III) Is in force at the time of loss. (b) This coverage is included within the Limit of Insurance applicable to the “job site.” This is not additional insurance. (c) If the Covered Property is repaired or replaced, on the same “job site” or elsewhere, we will not pay more for loss or damage to Covered Property, including loss or damage caused by enforcement of an ordinance or law, than the lesser of: (I) The amount you actually spend to repair, rebuild or reconstruct the building or structure, but not for more than the amount it would cost to restore the building or struc- ture on the same “job site” and to the same height, floor area, style and comparable quality of the original property in- sured; or (II) The Limit of Insurance applica- ble to the “job site.” (d) If the Covered Property is not repaired or replaced, we will not pay more for loss or damage to Covered Property, and costs re- sulting from enforcement of an ordinance or law, than the lesser of: (I) The actual cash value of the building or structure at the time of loss or damage; or (II) The Limit of Insurance applica- ble to the “job site”. (2) Demolition Cost Coverage If a Covered Cause of Loss occurs to covered buildings or structures at a “job site” we will pay the cost to demolish and clear that “job site” of undamaged parts of the property, caused by enforcement of building, zoning or land use ordinance or law. The most we will pay under Demolition Cost Coverage is the lesser of the amount actually spent to demolish and clear that “job site” or $500,000 unless otherwise stated in the Special Provi- sions section in the Declarations. (3) Increased Cost of Construction Coverage (a) If a Covered Cause of Loss occurs to covered buildings or structures at a “job site” we will pay for the increased cost necessary to repair, rebuild or construct the Covered Property caused by the enforce- ment of building, zoning or land use ordinance or law. If the Cov- ered Property is repaired or rebuilt, it must be intended for similar occupancy as the current property, unless otherwise required by zon- ing or land use ordinance or law. (b) The most we will pay under Increased Cost of Construction Coverage is $500,000 unless otherwise stated in the Special Provisions section in the Dec- larations.
