Work Restrictions: Show the effect of the following items on the schedule: <br />a. Coordination with existing construction. <br />b. Limitations of continued occupancies. <br />c. Use of premises restrictions. <br />d. Provisions for future construction. <br />e. Seasonal variations. <br />f. Environmental control. <br />4. Work Stages: Indicate important stages of construction for each major portion of the Work, including, but not <br />limited to, the following: <br />a. Subcontract awards. <br />b. Submittals. <br />c. Purchases. <br />d. Mockups. <br />e. Fabrication. <br />f. Sample testing. <br />g. Deliveries. <br />h. Installation. <br />i. Tests and inspections. <br />j. Adjusting. <br />k. Curing. <br />E. Milestones: Include milestones indicated in the Contract Documents in schedule, including, but not limited to, the <br />Notice to Proceed, Substantial Completion, and Final Completion. <br />F. Cost Correlation: At the head of schedule, provide a cost correlation line, indicating planned and actual costs. On the <br />line, show dollar volume of the Work performed as of dates used for preparation of payment requests. <br />1. Refer to Division 01 Section "Payment Procedures" for cost reporting and payment procedures. <br />2. Contractor shall assign cost to construction activities on the CPM schedule. Costs shall not be assigned to <br />submittal activities unless specified otherwise but may, with Architect’s approval, be assigned to fabrication <br />and delivery activities. Costs shall be under required principal subcontracts for testing and commissioning <br />activities, operation and maintenance manuals, punch list activities, Project Record Documents, and <br />demonstration and training (if applicable), in the amount of 5 percent of the Contract Sum. <br />3. Each activity cost shall reflect an accurate value subject to approval by Architect. <br />4. Total cost assigned to activities shall equal the total Contract Sum. <br />5. This assigned cost to construction activities on the CPM schedule shall be used solely for the generation of <br />monthly payments and shall be used as the projects schedule of values. <br />G. Contract Modifications: For each proposed contract modification and concurrent with its submission, prepare a time- <br />impact analysis using fragments to demonstrate the effect of the proposed change on the overall project schedule. <br />2.3 CONTRACTOR’S CONSTRUCTION SCHEDULE (CPM SCHEDULE) <br />A. General: Prepare network diagrams using AON (activity-on-node) format. <br />B. CPM Schedule: Prepare Contractor’s Construction Schedule using a computerized, time-scaled CPM network analysis <br />diagram for the Work. <br />1. Develop network diagram in sufficient time to submit CPM schedule so it can be accepted for use no later than <br />30 days after date established for the Notice to Proceed. <br />a. Failure to include any work item required for performance of this Contract shall not excuse Contractor <br />from completing all work within applicable completion dates, regardless of Architect’s approval of the <br />schedule. <br />2. Conduct educational workshops to train and inform key Project personnel, including subcontractors’ personnel, <br />in proper methods of providing data and using CPM schedule information. <br />3. Establish procedures for monitoring and updating CPM schedule and for reporting progress.
