Orange County Health Department Improvements Smith Sinnett / 2024008 <br />Hillsborough, NC Orange County Asset Management Services <br />PROJECT MANAGEMENT AND COORDINATION 01 31 00 - 3 <br />1.6 ADMINISTRATIVE AND SUPERVISORY PERSONNEL <br />A. General: In addition to Project superintendent, provide other administrative and supervisory personnel as <br />required for proper performance of the Work. <br />1. Include special personnel required for coordination of operations with other contractors. <br />B. Project Manager: General Contractor shall be required to provide and identify a qualified Project Manager <br />who is responsible for overseeing all administrative activities for their Work. <br />1. The Contractor shall be required to demonstrate his capability to provide a qualified Project <br />Manager for the project who is acceptable to the Owner and Architect. The Project Manager shall <br />have at least five years successful experience on projects of similar size, scope and nature. <br />Contractor shall be required to substantiate these qualifications with a written submittal within seven <br />calendar days after opening of the Bids. <br />2. The Contractor is charged with providing a qualified and experienced Project Manager for this <br />project to the satisfaction of the Owner and Architect, and the Owner reserves the right to <br />disapprove a proposed Project Manager who does not appear to be fully qualified and experienced to <br />accomplish the work of the Project. <br />3. This Project Manager shall have the necessary authority to speak on behalf of the Contractor and <br />commit the Contractors resources. <br />4. Duties and responsibilities anticipated to be the responsibility of the Project Manager include, but <br />are not limited to, the following: <br />a. Preparation, submittal and coordination of required submittals. <br />b. Scheduling and sequencing the Work. <br />c. Preparation of coordination drawings. <br />d. Coordination of materials and equipment purchasing, scheduling and delivery. <br />e. Coordination of Subcontractor/Installer and labor force scheduling. <br />f. Other duties and responsibilities as necessary and customary to back up and assist the <br />Superintendent. <br />5. Project Manager shall have email access for the entire length of the project for communication with <br />the design team, emailing of submittals, reports, field reports, proposal requests, RFIs, and change <br />orders. <br />1.7 PROJECT MEETINGS <br />A. General: Architect will schedule and conduct the Preconstruction Conference and Monthly Meetings at <br />Project site, unless otherwise indicated. <br />1. Attendees: Inform participants and others involved, and individuals whose presence is required, of <br />date and time of each meeting. Notify Owner and Architect of scheduled meeting dates and times. <br />2. Agenda: Prepare the meeting agenda. Distribute the agenda to all invited attendees. <br />3. Minutes: Record significant discussions and agreements achieved. Distribute the meeting minutes <br />to everyone concerned, including Owner and Architect, within three days of the meeting. <br />B. Preconstruction Conference: Architect will schedule and conduct a preconstruction conference before <br />starting construction, at a time convenient to Owner and Architect, but no later than 15 days after execution <br />of the Agreement. Hold the conference at Project site or another convenient location. Conduct the meeting <br />to review responsibilities and personnel assignments. <br />1. Attendees: Authorized representatives of Owner, Architect, and their consultants; Contractor and its <br />superintendent; major subcontractors; suppliers; and other concerned parties shall attend the <br />conference. All participants at the conference shall be familiar with Project and authorized to <br />conclude matters relating to the Work. <br />2. Agenda: Discuss items of significance that could affect progress, including the following: <br />a. Tentative construction schedule. <br />b. Phasing. <br />c.
