There is also an existing dirt road or access way along the <br /> 56 northern portion of the parcel,which will connect back to Orange Grove Road and provide access <br /> 57 for emergency vehicles. Lots are to be served by private well and septic. The required NIM for <br /> 58 this project was held as part of the rezoning and concept plan process in March 2023. We've had a lot of meetings <br /> 72 with NCDOT to get the roadways worked out,with the Fire Marshall to make sure that we meet all <br /> 73 the requirements for gradient and turn around and things of that nature. Again, as Ashley said, <br /> 74 40 percent open space we think is rather exemplary. I think this will be a good benchmark for <br /> 75 similar projects in the future to try and hit in terms of doing a conservation subdivision.
