The Plat is consistent with the Concept Plan reviewed <br /> 28 and approved by the BOCC as the site-specific plan of a Residential Conditional District(R-CD) <br /> 29 rezoning application on May 2,2023. The proposal is for a 38-lot subdivision on approximately <br /> 30 190.6 acres with 40% (76.27 acres)of dedicated open space. The parcel is located at 4801 and <br /> 31 4901 Dairyland Road in the Bingham Township, PINs 9841-52-7281 and 9840-79-5091. <br /> 32 Lamar Proctor: All right. Number 9, major subdivision preliminary plat. Ashley, again. <br /> 33 <br /> 34 Ashley Moncado: This is the last item for tonight. It's for the Board to review a preliminary plat for a major <br /> 35 subdivision on approximately 190 acres in the Bingham Township, also known as Eden View <br /> 36 Acres. The subdivision's concept plan was previously reviewed and recommended for approval <br /> 37 by the Planning Board in April 2023 as part of the site-specific plan of a Residential Conditional <br /> 38 District rezoning application. The rezoning and concept plan was approved by the Board of <br /> 39 County Commissioners on May 2nd, 2023. The parcel is zoned as R-CD which allows for the <br /> 40 residential development. The parcel is located within the Cane Creek Protected Watershed north <br /> 41 of Dairyland Road and east of Orange Grove Road. Surrounding parcels are zoned as AR and <br /> 42 include undeveloped parcels and single-family homes. The majority of the site is undeveloped. <br /> 43 Based on the future land use map, this parcel is classified as Agricultural Residential. The <br /> 44 applicant is proposing a flexible major subdivision including 38 lots to be developed over the <br /> 45 course of four phases. The average lot size is 2.75 acres. Based on the conservation cluster <br /> 46 flexible development option, applicants are required to provide a minimum of 33 percent open <br /> 47 space. The applicant is proposing 40 percent open space which is about 76.7 acres. The primary <br /> 48 open space totals 25.29 acres and includes environmental features including streams and <br /> 49 required buffers. Secondary open space totals 50.98 acres. Here is the preliminary plat in front of <br /> 50 you. I know again, this probably is really hard to see. The site does include a couple steams. <br /> 51 They are indicated here as well as their buffers and these other primary open space areas. A 50- <br /> 52 feet landscape buffer is provided along the perimeter of the subdivision. Access to the site is <br /> 53 proposed with a 50-foot public right of way. It comes up and then splits and ends into cul-de-sacs. <br />
