Resolution of Approval <br /> PURPOSE: To approve the Eden View Acres Major Subdivision Preliminary Plat application for <br /> property with Parcel Identification Numbers 9841-52-7281 and 9840-79-5091, located at 4801 <br /> and 4901 Dairyland Road, in accordance with the provisions of Section 2.15 and Article 7 of the <br /> Unified Development Ordinance (UDO). <br /> BACKGROUND: A Major Subdivision Preliminary Plat application was received proposing a 38-lot <br /> subdivision with 40% open space on +/- 190 acres. The proposed subdivision's concept plan was <br /> previously reviewed and approved by the Orange County Board of Commissioners (BOCC) as the <br /> site-specific plan of a Residential Conditional District (R-CD) rezoning application at the Board's <br /> Business meeting on May 2, 2023. Both the site-specific plan and the conditions of approval for this <br /> zoning district are available in Attachment 5. All agenda materials for this conditional zoning district <br /> can be viewed at the following link: <br /> http://server3.co.orange.nc.us:8088MebLi n k/0/doc/69878/Page 1.aspx. <br /> Review Process: <br /> A Major Subdivision application requires the submission of a preliminary plat and other <br /> documents, in accordance with Section 2.15 of the UDO. A Concept Plan must be reviewed <br /> and approved by the Planning Board for all Major Subdivisions, per UDO Section 2.15.2. The <br /> Site Plan associated with the BOCC-approved R-CD zoning application for these properties <br /> serves as the Concept Plan. <br /> • First Action — Onsite visit with the Planning Director. <br /> Staff Comment — The site visit was completed as part of the Conditional <br /> Rezoning review process. <br />
