7 <br /> Prosect Location and History <br /> Bully Self Storage is strategically situated within the REDA district, an area characterized by a diverse mix <br /> of commercial and industrial activities.This location is surrounded by several non-conforming entities, <br /> including a concrete plant, a racetrack, a solar plant, and a rock quarry. Our objective is to establish a <br /> self-storage facility that not only meets the needs of the community but also maintains a harmonious <br /> relationship with the existing commercial landscape. <br /> The request for this parcel is to rezone the existing parcel from agricultural residential to REDA-CD-1. <br /> The existing parcel falls within the NC Highway 57 Speedway Area Small Area Plan. It consists of 80.52 <br /> acres, proposing and initial build of 3 buildings with demand extending to 41 buildings.The total <br /> development holds an area of 150,550 square feet. Upon BOCC approval the existing parcel will be <br /> subdivided into an approximate 11.22-acre and 69.33-acre tract for the proposed storage facility. The <br /> project is broken down into 10 phases.The proposed construction will begin in the 2025 year, <br /> depending on supply chain and material availability the completion date varies. Tentative scheduling <br /> pending BOCC approval on March 5t" 2025 land disturbance to commence on the following week and <br /> continue until May. Construction will begin May and continue until August.The current utilities of the <br /> Orange County Kart Speedway will be repurposed to the storage facility. Reducing water usage, <br /> wastewater and pollutants to the surrounding areas. <br /> Location Context: <br /> The REDA district is designed to foster economic development, and Bully Self Storage is ideally <br /> positioned to capitalize on this vision.The surrounding non-conforming entities provide a dynamic <br /> backdrop that enhances the appeal of our facility.There are 5 main entities in the surrounding area. <br /> 1. Concrete Plant:The nearby concrete plant operates as a key player in the local construction <br /> industry. By aligning our services with the needs of construction contractors and businesses, <br /> Bully Self Storage aims to support the economic activities in the area while maintaining a <br /> respectful distance from the industrial operations. <br /> 2. Race Track:The race track contributes to the vibrant energy of the district, attracting large <br /> crowds for events. Bully Self Storage plans to offer tailored services for event participants and <br /> attendees, ensuring our operations complement the race track's activities without causing <br /> disruption. <br /> 3. Solar Plant:The solar plant represents a commitment to sustainability and innovation. Bully <br /> Self Storage intends to adopt environmentally friendly practices, such as energy-efficient lighting <br /> and potential renewable energy solutions,thereby enhancing our compatibility with the green <br /> initiatives of the solar facility. <br /> 4.
