In addition <br /> to the track, the existing site includes an access drive, residential structure, and accessory structures. The <br /> property contains three stream features and a water body, all of which are outside the proposed <br /> development footprint. The +/- 11.22-acre portion proposed for rezoning is wooded and undeveloped. <br /> Public Water and Sewer <br /> Water and wastewater services will be provided via a private well and septic system that meet Orange <br /> County Environmental Health standards. <br /> Proposed Project <br /> Proposed Development <br /> The Orange County Unified Development Ordinance (UDO) Table of Permitted Uses (Article 5, Section 2) <br /> allows for "Storage of Goods" to be permitted in the REDA-CD-1 (NC Highway 57 Speedway Area Rural <br /> Economic Development Area Conditional District) zoning district, subject to specific conditions, including a <br /> site-specific plan, required by the Orange County Board of County Commissioners (BOCC). <br /> The applicant and property owner is requesting a rezoning of +/-11.22 acres of the 80.52 acre tract to <br /> REDA-CD-1. Following BOCC approval, the applicant shall proceed with a subdivision to divide the 11.22- <br /> acre parcel from the existing 80.52-acre tract, as depicted on page 4. <br /> The applicant has provided a site-specific plan illustrating the three development phases and 41 storage <br /> buildings. The first development phase shall include three storage buildings, including an office. The site <br /> plan identifies landscaping, parking, water and wastewater utilities, and stormwater control measures that <br /> conform to the Orange County UDO. In addition, the applicant is proposing an offsite easement area which <br /> will be located along the perimeter of the 11.22-acre site to provide additional landscape buffering. <br /> 3 <br />
