<br /> Addendum
<br /> • To note, the project owner resides on the parcel connected to the OC Kart track.There are no
<br /> intentions to utilize the track for motor use or to re-open it to the public as a sports facility. In
<br /> accordance to the condition of approval number two,the track shall be terminated and no
<br /> longer operate on site. Eventually, it will be demolished, but this has not yet happened due to
<br /> time and budget constraints.The parcel was purchased in 2021 amid the steep price hikes and
<br /> inflation that occurred during the COVID-19 pandemic.This inflation in addition to an already
<br /> tight budget resulted in the delay of this aspect of the project.
<br /> • Bully Storage has created a set of rules that renters will receive upon initiation of a rental
<br /> contract, and they address the planning board's concerns regarding the storage of hazardous
<br /> materials.These rules are included on the approved site plan, and they are listed as follows:
<br /> o "Tenant/lessee may not store at this facility, or use this facility under any circumstances
<br /> of the following—contraband, weapons, explosive fireworks, flammable chemicals,
<br /> illegal or legal drugs, ammunition, toxic or hazardous materials or waste, petroleum
<br /> products of any kind, oil, gas,tires etc., batteries, paint, items with a foul smell at
<br /> management discretion, stolen property, gasoline or diesel fuel containers or anything
<br /> that would hold combustible liquid, propane, oxygen, or acetylene tanks, any tanks that
<br /> contain explosive contents, no agriculture chemicals of any kind, gas powered
<br /> equipment or any items that would, or could be illegal under state or federal law, or
<br /> could damage the storage unit, or facility in any way. No animals of any kind shall be
<br /> kept in the rental unit. Lessee shall not perform work of any kind in any unit.Tenant
<br /> shall not reside, sleep, cook, or consume alcohol beverages on said leased unit. Tenant
<br /> acknowledges that this storage center shall not be used as a site for hobbies, garage
<br /> sales, band practices, parties, social gatherings, staging area for an event, etc. tenant
<br /> acknowledges that the use is exclusively for residential, incidental, self-storage of
<br /> merchandise related to off-site business or commercial enterprise. Management holds
<br /> full discretion on all the above issues and will enforce them accordingly."
<br /> o While it is noted that people can and ultimately will break the rules, Bully Self Storage is
<br /> committed to ensuring the safety of renters at this facility. On this note,feedback from
<br /> the fire marshal codes were incorporated into the site plan, such as a hammerhead turn
<br /> around, expanded drive isle widths, and widened turn radii.
<br /> • All landscaping features to be installed will be in full compliance and will be installed per phase
<br /> of project construction.There are multiple vegetated buffers that serve as natural barriers and
<br /> are intended to blend in with the surrounding environment. With that in mind, plant species
<br /> were selected that well-adapted to the area and will thrive in this environment. We ensured
<br /> that all species were selected from the Orange County Planning Department Preferred Plant List
<br /> and will be in full compliance.
