The anticipated BOCC public <br /> 30 hearing date is June 3, 2025. <br /> 31 <br /> 32 Lamar Proctor: Moving to the next agenda item. Number 7 is a zoning atlas amendment to review it, review and <br /> 33 make a recommendation to the BOCC on a county initiated zoning atlas amendment to rezone, <br /> 34 plus or minus 69.58 acres located at 1125 New Grady Brown School Road. <br /> 35 <br /> 36 Ashley Moncado: Thank you. Good evening. I'm Ashley Moncado with the Planning Department. Before we start <br /> 37 with the first item, I just want to do a quick review since we have two conditional rezoning <br /> 38 applications in front of you tonight. As some of you may be aware, a conditional rezoning <br /> 39 application is different than a conventional in that it allows for one specific use to be identified, <br /> 40 discussed,and reviewed. Conditional rezonings allow for appropriate and agreed upon conditions <br /> 41 to be placed on the project. In addition, these rezoning applications require a site-specific plan for <br /> 42 review and approval which is binding. Any modifications to the site plan in the future would be <br /> 43 required to come back to Planning Board and BOCC for review and approval. So, starting with <br /> 44 the first item,tonight is a county initiated rezoning application to rezone the existing Cedar Ridge <br /> 45 High School site from R1 Rural Residential, to NRCD Non-Residential Conditional District. The <br /> 46 69.58-acre parcel is located north of New Grady Brown School Road in the Hillsborough <br /> 47 Township. Orange County, in coordination with Orange County Schools has initiated this rezoning <br /> 48 to bring the existing Cedar Ridge High School into compliance with the Orange County Unified <br /> 49 Development Ordinance and to allow for future development. The existing high school was <br /> 50 permitted in 2001. In 2021, Orange County adopted several amendments to the LIDO no longer <br /> 51 allowing for schools in the R1 district. This action resulted in Cedar Ridge High School becoming <br /> 52 a legal, non-conforming use. A legal non-conforming use is allowed to continue operations. <br /> 53 However, it is not allowed to expand. As a result,the proposed pole barn could not be approved <br /> 54 as an accessory structure without first correcting the legal non-conforming status of the existing <br /> 55 school site and land use. Approval of the proposed zoning atlas amendments will bring this <br />
