67 <br /> Attachment 7 <br /> Resolution #: RES-2025-028 <br /> RESOLUTION <br /> OF THE <br /> ORANGE COUNTY BOARD OF COUNTY COMMISSIONERS <br /> Date: June 3, 2025 <br /> Name of Subdivision: Eden View Acres <br /> Owner/Applicant: Daniel and Elizabeth Snipes <br /> 6602 Orange Grove Rd. <br /> Hillsborough, NC, 27278 <br /> Consultants/Agent(s): Daniel Jewell <br /> 111 West Main Street, <br /> Durham, NC, 27701 <br /> The Board of County Commissioners hereby approves the Eden View Acres Preliminary <br /> Subdivision Plat, dated January 16, 2025, containing the following: <br /> • 38 lots for single-family residential development with a density of one (1) dwelling <br /> unit per every 2.75 acres of land area; <br /> • Two paved public roadways, tentatively named "Eden View Way" and "Bildan <br /> Way" constructed to North Carolina Department of Transportation (NCDOT) <br /> public road standards; <br /> • The preservation of 76.27 acres of Primary and Secondary open space, as <br /> denoted on the Preliminary Plat; and <br /> • A 50-foot wide landscape buffer along the perimeter of the subdivision. <br /> Per the Orange County Unified Development Ordinance (UDO), the applicant shall <br /> construct, maintain and/or improve all Common Open Space areas until such time as it <br /> is accepted for ownership and maintenance by a recorded Homeowner's Association <br /> (HOA). <br /> Before a Final Plat of part or all of the lots in Eden View Acres can be approved by the <br /> Planning Department and recorded within the Orange County Registrar of Deeds office <br /> the following conditions shall be addressed: <br /> A. Pre-Construction Conference <br /> 1. Prior to any demolition or construction activity on the site the applicant <br /> shall hold a pre-construction conference with the relevant County and <br /> NCDOT staff. The meeting shall detail the relevant approved permits and <br /> plans, including the items reflected in this Resolution. <br /> B. Declaration of Restrictions <br /> 1.
