The anticipated BOCC <br /> 30 public hearing date is June 3,2025. <br /> 31 <br /> 32 Lamar Proctor: Now we're moving to Agenda Item 8,which is a Zoning Atlas Amendment to review and make a <br /> 33 recommendation to the BOCC on an applicant initiated zoning atlas amendment to rezone PIN <br /> 34 number 0910-26-6642 from agricultural residential to rural economic development area conditional <br /> 35 district. <br /> 36 <br /> 37 Ashley Moncado: Thank you. I'm just going to hop right into it. The 80.52-acre parcel that is related to this request <br /> 38 is located northwest of NC-57 in the Little River Township. The applicant has requested <br /> 39 amendment to the zoning atlas to rezone approximately 11.22 acres of the 80-acre tract to REDA- <br /> 40 CD-1. Following BOCC approval,the applicant shall proceed with a subdivision to divide the 11- <br /> 41 acre parcel from the existing 80-acre tract. This request is to allow for storage of goods land use <br /> 42 to locate a self-storage business on this site. This use is permitted in the REDA-CD-1 District. <br /> 43 Adjacent parcels to the north,south, and west are zoned as AR and EC-5,which is existing <br /> 44 commercial, and contain rural residential and non-residential uses including warehousing. Parcels <br /> 45 to the east of the site were rezoned to REDA-CD-1 in 2012 and 2021 and contain an existing self- <br /> 46 storage business. Parcels which are located north of the site in Person County are zoned as <br /> 47 residential. This parcel is also located in the Agricultural Residential future land use classification. <br /> 48 No amendments are proposed. In addition to a signed application, conditional zoning applications <br /> 49 require a site plan, environmental assessment, narrative, and landscape plan. Again, all these <br /> 50 items are contained in the application package in Attachment 1. The applicant has provided a <br /> 51 site-specific plan illustrating three development phases and a total of 41 storage buildings. The <br /> 52 first development phase shall include three storage buildings, including an office. This is probably <br /> 53 hard to see, but this building and then these two buildings are Phase 1. Upon approval of the <br /> 54 zoning request,the existing go-kart use,which is located north of the proposed 11.22-acre site will <br /> 55 be terminated,eliminating concerns related to noise, light, pollution, traffic and trash.
