By <br /> focusing on improved convenience for the community,ground water infiltration through 57 stone <br /> aggregate,the utilization of solar applications, and leaving a sustainable footprint, Bully Self Storage <br /> exemplifies how businesses can integrate eco-friendly practices into their operations. The facility's <br /> commitment to environmental responsibility not only benefits the local community but also serves as an <br /> inspiration for other businesses to adopt sustainable practices.Through these efforts, Bully Self Storage <br /> continues to make a positive impact on the community and the environment,fostering a greener and <br /> more sustainable future for all. <br /> During the spring of 2007 our fellow neighbors, county officials as well as the founder of Bully <br /> Storage procured the "NC HIGHWAY 57 SPEEDWAY AREA SMALL AREA PLAN TASK FORCE REPORT".The <br /> report is intended to provide development recommendations to existing commercial entities operating <br /> within the REDA district.To new entities the report is to act as a tentative guide during the development <br /> process. <br /> Bully Storage is committed to re-purposing the parcel to create cohesiveness with the <br /> surrounding community before, during, and after the construction process. Currently,the 9900 NC 57 <br /> parcel contains commercial infrastructure for a Kart Speedway.The Bully Storage development plan will <br /> decommission existing Kart Speedway infrastructure in order to incorporate land conservation,which <br /> will protect the watershed. Previous concerns discussed during the Task Force meetings regarding the <br /> Kart Speedway included noise pollution, chemical contamination in water runoff during events, light <br /> pollution, odor pollution,trash and debris from participants and spectators.The latter portion of the <br /> report provides recommendations for the Speedway to incorporate. <br /> PG 3-4 TASK FORCE REPORT <br /> The four planning Principles contained within the report include: <br /> L Preservation and protection of the rural character and nature of the area, <br /> 2. Minimization of negative impacts to natural systems/environmentally sensitive areas, <br /> 3. Restrict growth and development so that it complements the rural character and <br /> lifestyles, and <br /> 4. Maintenance of present service levels for existing infrastructure. <br /> As stated in the introduction, Bully Storage is committed to preserving the rural character <br /> of the area. On a personal note, I have lived in the REDA district for 20 years. Preserving the <br /> lifestyle for our community is at the forefront of this project. Bully Storage will be adhering to <br /> the stipulation that 12% or less of land be developed within the parcel, or 9.62 acres of BUAs. <br /> The total lot size is 80.52 acres, meaning 70.86 acres will remain undeveloped in its <br /> natural form in perpetuity. The development plan will minimize negative impact on the <br /> surrounding area by maintaining timber and pasture land adjacent to the project area. The project <br />
