23 <br /> 1 Slide #23 <br /> Low-Density Neighborhood - <br /> Description <br /> The Law-Density Neighborhood category is largely <br /> developed and limited in extent along the Highway 70 <br /> corridor between the City of Mebane and Efland,north of <br /> Hillsborough,and near the Durham County Boundary.These • T <br /> areas anticipate a transition from rural land uses and <br /> patterns to denser forms,likely due to more recent access to ` <br /> utility services outside of incorporated municipal limits. - <br /> Current uses include low-intensity residential f <br /> neighborhoods,small-scale commercial properties,schools, <br /> and faith-based organizations. <br /> 3 Chair Bedford asked if they have water and sewer in Efland. <br /> 4 Perdita Holtz, Deputy Director for Long Range Planning, said Orange Alamance Water <br /> 5 System serves the area. <br /> 6 Chair Bedford asked why higher density would not be encouraged here. <br /> 7 Leigh Anne King said they are listed as secondary uses. <br /> 8 Cy Stober said these areas are not in the utility service areas in the municipalities.
