2 <br /> As part of the site development approval process, the Town of Hillsborough may require the <br /> County and the owner to pay for the future construction of the road to the northern border of the <br /> Roger Dale Stephens lot, at a cost not to exceed $35,000. <br /> In the purchase and sale contract, the County also agrees to build stormwater features large <br /> enough to handle the stormwater from the Capkov property that is located directly north of the <br /> County's property, which Capkov intends to develop at a later time (a conceptual site plan is <br /> provided at Attachment 2). Additionally, during the 60-day inspection period, the County and <br /> Capkov must agree on a final site plan, easements to be conveyed to Capkov at closing, and a <br /> declaration. Capkov requires the easements to allow it to install stormwater piping for the <br /> stormwater features installed by the County. The <br /> difference in cost between $1,100,000 and $1,350,000 will be covered by savings in design fees <br /> and by moving money from construction originally planned for FY 2025-26 to the current fiscal <br /> year. The movement of these funds is detailed in Budget Amendment#8-A and is described more <br /> fully in the agenda abstract item seeking approval for the Gilbane Construction Manager at Risk <br /> contract— also on this April 15, 2025 meeting agenda. <br /> ALIGNMENT WITH STRATEGIC PLAN: This item supports: <br /> • GOAL 2: HEALTHY COMMUNITY <br /> OBJECTIVE 1.
