21 <br /> will be paid directly by the Owner, unless the Owner directs the CMAR to pay such charges as a <br /> General Conditions expense. <br /> 19.2. The CMAR shall provide or arrange for as appropriate necessary and adequate apparatus and <br /> facilities for water, electricity, gas, fuel, oil, sewer, and other utility services, which may be <br /> required for completion of the Project. It is anticipated that the Owner will pay directly to the each <br /> utility company all public utility charges for metered utilities such as water, sewer and power. <br /> Nevertheless, if requested by the Owner, any permanent meters installed shall be listed in the <br /> CMAR's name until its Work is deemed substantially complete and occupied by the Owner, and <br /> the Owner may hold the CMAR responsible for extended utility charges in the event completion of <br /> the Project is delayed. The Owner or CMAR, as applicable, shall cooperate with one another to <br /> recover actual costs of metered utilities from the responsible party should delays occur in Project <br /> completion. Extended metered utility costs are in addition to the liquidated damages provided for <br /> elsewhere in this Contract. <br /> 19.3. Any meters listed in the name of the CMAR shall be re-listed in the Owner's name on the day <br /> following completion and acceptance of the CMAR's Work, and the Owner shall pay for services <br /> used after that date. <br /> 19.4. The Owner shall be reimbursed for all metered utility charges after the meter is re-listed in the <br /> Owner's name and prior to completion and acceptance of the Work of all Subcontractors. <br /> Reimbursement shall be made by the Subcontractor that's Work has not been completed and <br /> accepted. <br /> 19.5. The CMAR shall have the permanent building systems in sufficient readiness for furnishing <br /> temporary climatic control at the time a building is enclosed and secured. The HVAC systems shall <br /> maintain climatic control throughout the enclosed portion of the building sufficient to allow <br /> completion of the interior finishes of the building. A building shall be considered enclosed and <br /> secured when windows, doorways (exterior, mechanical, and electrical equipment rooms), and <br /> hardware are installed; and other openings have protection,which will provide reasonable climatic <br /> control. The appropriate time to start the mechanical systems and climatic condition shall be jointly <br /> determined by the CMAR and the Project Designer. Use of the equipment in this manner shall in <br /> no way affect the warranty requirements of the CMAR. <br /> 19.6. The CMAR shall coordinate the Work so that the building's permanent power wiring distribution <br /> system shall be in sufficient readiness to provide power as required by the HVAC Subcontractor <br /> for temporary climatic control. <br /> 19.7. The CMAR shall coordinate the Work so that the building's permanent lighting system shall be <br /> ready at the time the Subcontractors begin final interior painting and other final interior finishes <br /> and shall provide adequate lighting in those areas where other interior painting and finishing is <br /> being performed. <br /> 19.8. The CMAR shall be responsible for its permanently fixed service facilities and systems in use <br /> during progress of the Work.The following procedures shall be strictly adhered to: <br /> 19.8.1. Prior to acceptance of Work by the Owner, the CMAR shall coordinate the removal and <br /> replacement of any parts of the permanent building systems damaged through use during <br /> construction. <br /> 19.8.2. Temporary closures or filters shall be installed in each of the heating and air conditioning <br /> units and at each return grille during construction. New filters shall be installed in each <br /> unit prior to the Owner's acceptance of the Work. <br /> 19.8.3. Extra effort shall be maintained to keep the building and the site adjacent to the building <br /> clean.
