d. The developer will notify prospective property purchasers of the Eden
View Acres subdivision of the presence of a shooting range and
associated noise on the adjacent property, so long as that use continues.
Applicant Response: Noted added to Preliminary Plat.
e. The developer will notify prospective property purchasers that this is a
voluntary agriculture district.
Applicant Response: Noted added to Preliminary Plat.

Solid Waste Date: Staff:
Matt Taylor
mtaylor@orangecountync.gov
919-918-4905
No comments received.

Stormwater
Management Date: 02/14/25 Staff:
Christopher Sandt
csandt@orangecountync.gov
919-245-2583
1. The project is located in the Cane Creek Protected Watershed Overlay District.
A Stormwater Management Plan (SMP) submittal is required if the proposed
Land-Disturbing Activity exceeds 43,560 square feet, or if the project is a
subdivision. The Land-Disturbing Activity threshold is cumulative to the parent
parcel (i.e., the original parcel boundary before subdividing) and will carry over to
any/all resulting subdivided parcels, regardless of development timelines or
ownership transitions for the subdivided parcels. Development activity
associated with a subdivision will almost certainly trigger the need for an SMP or
a Land Disturbance Permit (LDP) up front, in concurrence with the subdivision
process. Orange County advises the applicant to clearly relay this
information in writing to prospective buyers/builders.
Applicant Response: Noted, thank you.

Transportation
Services Date: Staff:
Darlene Weaver
dweaver@orangecountync.gov
919-245-2002
No comments received.
250
