− Narrative and Report - The stormwater report is being reviewed by <br />NCDOT's Hydraulics Unit for a more specialized response. Comments are <br />forthcoming. <br /> <br />5. Addition to State Maintenance System: <br />− The developer and or the residence of the subdivision will need to petition <br />the roads to be added into the state maintenance system. All requirements <br />will need to be met at the time of petition for consideration. <br /> <br /> Planning Date: 2/17/24 Staff: <br />Ashley Moncado <br />amoncado@orangecountync.gov <br />919-245-2589 <br />1. The remaining $46 of the review fee is outstanding and will need to be paid prior <br />to Planning Board review. <br />2. Please provide update regarding the status of the recombination plat. <br />3. Provide the two correct PINs in the Preliminary Plan title block related to this <br />subdivision. <br />4. Phasing lines shall be added to the Preliminary Plan sheet. Please include a <br />table summarizing the phasing schedule. <br />5. Building setback lines shall be illustrated or labeled on at least one lot on the <br />Preliminary Plan sheet. <br />6. Show the lot dimensions for each lot shown on the Preliminary Plan sheet. <br />7. Note average lot size for the entire subdivision. <br />8. The location, dimensions and classification of all proposed streets, easements, <br />alleys and other right of ways shall be shown on the plat. <br />9. The location and dimensions of proposed pedestrian paths and sidewalks, bike <br />lanes or paths, shall also be shown. This would include the nature trail contained <br />in the approved concept plan. <br />10. Proposed streets, pavement or travel way widths shall be denoted as well as <br />typical roadway cross sections. <br />11. Manmade features including houses and barns shall be shown in their <br />approximate location. If existing structures are to be removed or demolished, <br />provide a note. <br />12. Need to provide open space calculations identifying total acreage in primary <br />open space and total acreage in secondary open space. Identify these areas on <br />the Preliminary Plan sheet. <br />13. Note required 100 ft. Type F Buffer along perimeter of subdivision. <br />14. All proposed parking shall meet standards of Section 6.9.10, Off Street Parking <br />Design Standards and Section 6.8.6(J), Landscaping of Vehicular Areas. <br />15. Identify and label “Pedestrian Open Space Area”. <br />16. Provide a note referencing recreational facilities payment in lieu fees shall be <br />paid towards R7 Bingham Park District before final plat approval. <br />17. The preliminary plan shows a stub out from the cul-de-sac to the northern parcel <br />line. This is different than what was contained in the concept plan approved by <br />the BOCC in 2023. In addition, the existing gravel driveway proposed for fire <br />access appears to have been eliminated on the preliminary plan. <br />18. The approved concept plan included two parking areas, farm structures, mail <br />kiosk, and a pavilion. Please include on the preliminary plan. <br />19. The Preliminary Plan shall demonstrate compliance with the following approved <br />conditions for the Residential Conditional District. <br />242
