6. Cul-de-sacs shall be 96’ in diameter in accordance with Figure D103.1 of 2018 <br />NC Fire Code. <br />7. Recreational fires shall not be conducted within 25’ of a structure or combustible <br />material. Permitting: <br />− Prior to performing work in NCDOT R/W, the applicant will need to obtain <br />the following: <br />− Approved NCDOT Driveway Permit for proposed connection to <br />Dairyland Road <br />− $50 Driveway fee per every access <br />− An approved NCDOT Encroachment Agreement for any proposed <br />utility installations or activities within right of way <br /> <br />2. Trip Gen: <br />− This 38-lot development is expected to generate less than 30 trips per <br />peak hour. Based on our findings, no roadway improvements are <br />expected from NCDOT. Other jurisdictions may have tother requirements. <br /> <br />3. Plans: <br />− Redlined plans with more details are being offered. See attached. Prior to <br />issuance of the above permit documents, and addition to the state <br />maintenance system, the applicant will need to satisfactorily address the <br />comments on the plans as well as the following highlights: <br />− With the intention of the roads being added to the state highway <br />maintenance system, the subdivision will need to be designed to the <br />standards found in NCDOT’s Subdivision Roads Minimum Construction <br />Standard and to NCDOT road addition requirements. <br />− Road addition following the proposed phasing would prohibit addition of <br />roads. <br />− The division of phase 1A and 1B would prohibit the addition of “Eden View <br />Way”. <br />− Phase 1A as proposed has to few houses for the road to be considered for <br />addition to state maintenance. <br />− The Division of Phase 1B and 2 would prohibit the addition of “Bildan <br />Way”. <br />− Phase 1B as proposed has to few housed on “Bildan Way” for the road to <br />be. <br />− If the Phases are intended to be built as proposed, turnarounds will need <br />to be designed for the end of the roads of each phase until full build out <br />− The attached memo "Secondary Road Turnaround Policy" gives NCDOT <br />policy on turnarounds and cul-de-sacs. <br /> <br />4. Stormwater: <br />− The Subdivision Roads Minimum Construction Standard's page 17 has <br />NCDOTS expectations on stormwater controls. <br />241
