The proposed rezoning is from R-1 (Rural Residential) to NR- <br />CD (Non-Residential Conditional District). The proposed rezoning is from AR (Agricultural <br />Residential) to REDA-CD-1 (NC Highway 57 Speedway Area Rural <br />Economic Development Area Conditional District). The anticipated <br />BOCC public hearing date is June 3, 2025. <br />Presenter: Ashley Moncado, Planner III <br />10. <br />MAJOR SUBDIVISION PRELIMINARY PLAT: To review and make a <br />recommendation to the BOCC on a Preliminary Plat application for a <br />Major Subdivision named Eden View Acres. The Plat is consistent <br />with the Concept Plan reviewed and approved by the BOCC as the <br />site-specific plan of a Residential Conditional District (R-CD) rezoning <br />application on May 2, 2023. The proposal is for a 38-lot subdivision on <br />approximately 190.6 acres with 40% (76.27 acres) of dedicated open <br />space.
