<br /> <br /> <br />MEMORANDUM <br /> <br />TO: Cy Stober, AICP – Director, Planning & Inspections Department <br />FROM: Victoria Hudson – Orange County Environmental Health Division <br />CC: Patrick Mallett – Deputy Director Development Services <br />DATE: January 07, 2025 <br />CASE: MA24-0006 <br />PIN: 0910246642 <br />WATERSHED: Flat River Protected <br />PROJECT: Proposed development a 10.1 acre subdivision will to be rezoned <br />into the zoning in accordance with Orange County’s UDO. <br />SUBJECT: Summary of Plan Review by Orange County Environmental <br />Health Division <br /> <br /> <br />This memo summarizes the summarizes the findings of an Orange County <br />Environmental Health plan review of the application for a REDA-CD-1 amendment, <br />submitted as the “Bully Self Storage” project (hereafter, the “project”). The project is <br />located within 80.52 acres of property at 9900 NC 57, Rougemont. The request <br />proposes development consisting of: <br /> <br />• A request for a 10.1 acre subdivision will be requested to be rezoned into the <br />REDA-CD-1 zoning in accordance with Orange County’s UDO. The REDA <br />district is designed to foster economic development, and Bully Self Storage is <br />ideally positioned to capitalize on this vision. <br /> <br />The Staff comments contained herein are based upon the submittal of a required Site <br />Plan, dated April 01, 2024 and made available November 6, 2024. These findings <br />should not be interpreted as the Division’s final analysis/approval of the proposed <br />development. Soil and site evaluations have not been conducted by the Orange <br />County Health Department, Environmental Health Division. The Health Department’s <br />role in the Amendment is compliance to the Orange County Unified Development <br />Ordinance. <br />176
