17. Identify plantings or add note stating 6.8.6(I) Foundation Plantings will be met. <br />18. Identify plantings or add note stating 6.8.6(J) Landscaping of Vehicular Use Areas will be <br />met. <br />19. Identify any proposed screening and note Section 6.8.8 shall be met. <br />20. The proposed REDA-CD-1 district does not require minimum land use buffers per <br />Section 6.8.6.D. However, staff recommends the applicant consider providing the <br />following land use buffers. These would be required for the proposed storage of good <br />use if developed in a general use zoning district: <br />− Type B Buffer – 30 ft. in width along the public right of way <br />− Type E or F Buffer – 75 to 100 ft. in width along adjacent property lines abutting <br />AR zoned property. <br />21. The proposed REDA-CD-1 district does not require minimum setbacks. However, staff <br />recommends the applicant consider providing setbacks which are consistent with other <br />REDA-CD-1 zoned parcels and shall meet section 6.2.8 of the UDO: <br />− Front: 40 ft. <br />− Side: 30 ft. <br />− Rear: 30 ft. <br />22. Add minimum and proposed front, rear, and side setbacks to the development summary. <br />23. Provide proposed height and finished floor elevations for all structures. <br />24. The proposed “storage of goods” land use does not require use standards in the REDA- <br />CD-1 district. However, staff recommends the applicant consider the standards for this <br />use contained in Section 5.6.11 of the UDO, which apply to general zoning districts. <br />25. Add sight triangles per Section 6.2.10 of the UDO. <br />26. Include the AM peak, PM peak, and total trips per day on the site plan. <br />27. Clarify areas of existing asphalt and areas of proposed asphalt on site. <br />28. Parking standards for storage of goods include one space per employee, plus one space <br />for every 10 individual storage areas. Parking calculations need to be provided and <br />General Note #12 shall be revised. <br />29. Parking design shall meet standards contained in Section 6.9.10 and be provided on the <br />site plan. <br />30. All parking spaces and maneuvering space shall be surfaced with an all-weather paving <br />material, such as asphalt or concrete, and maintained in a safe, sanitary and neat <br />condition. Gravel parking areas may be permitted with the approval of the DAC. <br />31. Any proposed outdoor lighting shall comply with Section 6.11. If no lighting is proposed, <br />please add a note stating any proposed outdoor lighting shall meet Section 6.11 of the <br />UDO. <br />32. Identify and label stream and required 80 ft. stream buffer. <br />33. Add stormwater and erosion control land disturbance thresholds for the Flat River <br />Protected Watershed. <br />34. The submittal of a Stormwater Management Plan (SMP) is required if the proposed Land- Disturbing Activity exceeds 12,000 square feet.
