Application will need to be revised to include correct Future Land Use Map Classification <br />as AR, Agricultural Residential, not REDA. <br />2. Revise application materials to clarify proposed use as “Storage of Goods” per Section <br />5.2 of the Unified Development Ordinance (UDO). <br />3. Legal description of the property (i.e. deed). <br />4. Confirm with staff if conditions are being proposed or not. If yes, please provide to staff <br />for review. <br />5. Confirm with staff if a vesting period is or is not being requested. <br />6. Recommend adding additional information to the narrative for clarity including: <br />a. The request is to rezone the parcel from AR, Agricultural Residential to NC <br />Highway 57 Speedway Rural Economic Development Area (REDA-CD-1). <br />b. The existing parcel is part of the NC Highway 57 Speedway Area Small Area <br />Plan. <br />c. Acreage proposed for rezoning <br />d. Proposed total number of buildings and units. <br />e. Total square footage of development <br />f. Phases and timing of phases and/or construction <br />g. Construction schedule for project <br />h. Proposed utility services, including water and wastewater. <br />7. A Neighborhood Information Meeting (NIM) is required for the conditional rezoning <br />application based on Section 2.9.1(D) of the UDO. <br /> <br />Site Plan <br />1. Revise site plan labels, shading, and line widths to be more reader friendly. Recommend <br />removing contour line labels overlaying with proposed development area. <br />2. The boundary of the lot(s) to be developed labeled with bearings and distances. <br />3. Provide adjacent parcel information including zoning, existing land uses, legal <br />information (i.e. owner, PIN number, Deed/Plat references, etc.). <br />4. Add state road number for NC Highway 57. <br />5. Under General Notes, Note #2 shall be deleted. Please note, staff will not draft <br />Declarations of Restrictions. <br />6. General Notes 17-20 are repeats of 9, 10, 12, and 13. <br />7. The proposed zoning shall be revised to REDA-CD-1, not REDA-CZ-1. <br />8. Provide a development summary including total acres, proposed use, total building <br />square footage, required and proposed parking spaces. <br />9. Identify and label utilities with accompanying easements and storm drainage <br />facilities/easements including septic tanks and wastewater disposal fields, wells, fire <br />hydrants, and irrigation. <br />10. Add note stating “Open burning of trees, limbs, stumps, and/or construction debris <br />associated with the permitted activity is expressly prohibited”. <br />11. Provide total allowable impervious, total existing impervious, and total proposed <br />impervious surface calculations for the +/- 10-acre tract. This can be added to the <br />development summary. If total impervious exceeds the allocated threshold, applicant will <br />need to explore an impervious surface transfer with remnant lot. <br />12. Add note stating standards contained in Section 6.4, Performance Standards shall be <br />met. <br />13. The landscape plan shall meet standards contained in Section 6.8.9. <br />14. Identify primary and secondary tree protection areas as contained in Section 6.8.4 of the <br />UDO. <br />15. Identify plantings or add note stating Section 6.8.6(F) Street Trees will be met. <br />16. Identify plantings or add note stating 6.8.6(H) Between Lot Plantings will be met. <br />171
