17. The applicant shall be required to maintain all required land use buffers, including those of <br />preserved vegetation, in accordance with the requirements of the Orange County Unified <br />Development Ordinance Section 6.8, Landscaping, Buffers, and Tree Protection. <br />18. Proposed driveway connections with NC-57 shall be paved with asphalt. <br />19. The parking and drive aisles shall be surfaced with Type 57 washed stone. <br />20. The Planning Director shall have the authority to review and approve minor changes to the <br />approved plan, per Section 2.9.1(I), Alterations to an Approved Conditional District of the Orange <br />County Unified Development Ordinance, specific to the location and arrangement of development <br />within the limits of disturbance and the proposed “activity area”. The “activity area” shall be <br />defined as the edge of gravel as shown on the provided conditional zoning plan set. <br />Review Milestones <br /> <br /> <br /> <br />Analysis <br />Staff Analysis <br />As required under Section 2.8.5 of the UDO, the Planning Director shall cause an analysis to be made <br />of the application. In analyzing this request, the Planning Director offers a full analysis of the <br />application’s consistency with the adopted Orange County 2030 Comprehensive Plan. <br />See the drafted Statement of Consistency (Attachment 6) in which the relevant Goals and Objectives of <br />the Orange County 2030 Comprehensive Land Use Plan have been analyzed in full detail. <br />1. The application is complete in accordance with the requirements of the UDO. Staff review <br />determined that the application is complete and all submitted materials are in compliance with the <br />following applicable sections of the UDO: <br /> Section 2.8, Zoning Atlas and Unified Development Ordinance Amendments <br /> Section 2.9, Conditional Districts <br /> In accordance with Section 2.9.1(F), Approval and Conditions, the applicant has submitted <br />conditions which are to be reviewed by the Board of County Commissioners for a determination <br />as to whether such conditions will afford protection of the public health, safety, and general <br />welfare. <br /> “Storage of Goods” are defined as Use #62 (P) in the Table of Permitted Uses and within Article <br />10, Definitions of the UDO as: <br /> <br />“A land use where secured space, indoors or outdoors, is rented to tenants for the <br />safeguarding and/or keeping of general merchandise, refrigerated goods, and other <br />personal items on a short- or long-term basis”. <br />Application Submittal Date November 7, 2024 <br />Development Advisory Committee <br />(DAC) Review December 5, 2024 <br />Neighborhood Information Meeting <br />(NIM) December 30, 2024 <br />Note: the DAC is a staff/agency committee, established in Section 1.9 of the Unified Development <br />Ordinance. <br />Courtesy Review <br />Jurisdiction Date Sent Comments Received (Y/N) <br />State Clearing House November 11, 2024 Yes <br />146
