b. Reduced Traffic <br />i. The OC Kart track attracted a large number of visitors during events, in past <br />events 500+ spectators, racers and staff. This lead to increased traffic on <br />surrounding roads. This influx of vehicles adds to the overall traffic noise in the <br />area, causing disturbance to both residents and wildlife. Converting the <br />racetrack into a storage facility significantly reduces and essentially eliminates <br />the traffic flow, resulting in a calmer and quieter neighborhood. <br />c. Enhanced Property Values: <br />i. A reduction in noise pollution and a transition to a quieter neighborhood can <br />positively impact property values. Homes and properties located in peaceful <br />surroundings are generally more appealing to potential buyers and renters. <br />Therefore, the conversion of the OC Kart track into a storage facility could <br />potentially enhance property values. <br />In conclusion, converting a race track into a storage facility offers significant noise-related benefits to <br />the surrounding community. The elimination of vehicle and event-related noise, reduced traffic, and <br />sound absorption, contribute to a more peaceful and pleasant living environment for residents. Noise <br />pollution is a significant concern addressed in the task force planning for rezoning. <br />2- Emissions and Air Pollution <br />a. Emission Reduction from Racing Vehicles <br />i. The OC Kart track is known for hosting high-performance racing events that <br />involve powerful and high-revving engines. These engines emit exhaust fumes <br />containing harmful pollutants such as nitrogen oxides (NOx), volatile organic <br />compounds (VOCs), and particulate matter (PM). By converting the race track <br />into a storage facility, the constant emissions from racing vehicles are <br />eliminated, leading to a significant reduction in air pollution. <br />b. Decreased Traffic-Related Emissions: <br />i. The racing events often attracted a substantial number of spectators, resulting <br />in increased traffic on nearby roads. The additional vehicles contributed to air <br />pollution through their emissions from combustion engines. By converting the <br />racetrack, which was a major source of traffic during events, into a storage <br />facility, the traffic flow is significantly reduced. This decrease in vehicular activity <br />leads to lower emissions and improved air quality for the surrounding area. <br />c. Lower Energy Consumption and Emissions: <br />i. The OC Kart track requires substantial energy for various purposes, such as <br />lighting, sound systems, and other event-related infrastructure. This high energy <br />demand can lead to increased emissions from power generation sources. <br />However, with the sustainable design of Bully Storage, it will require less energy <br />for lighting and operational purposes, resulting in reduced overall energy <br />consumption and associated emissions. This conversion contributes to a <br />decrease in the carbon footprint of the site, benefiting air quality and the <br />environment. <br />d. Mitigation of Dust and Aerosols: <br />109
