35 <br /> LeAnn Brown, Land Use Attorney, Brown & Bunch LLC made the following presentation <br /> on behalf of the applicant: <br /> Slide #1 <br /> Fiddlehead Corner <br /> LeAnn Brown introduced herself and reiterated the four parts of the application, as <br /> described by Orange County staff. She said her presentation will focus on the Conditional Zoning <br /> and what the Master Plan Development looks like. <br /> LeAnn Brown said she forwarded a letter to the Board in January and wants to emphasize <br /> the most important parts of that letter tonight. She said the Master Plan Development-CD is a tool <br /> to help the Board be more flexible to the needs of a changing community. She said the purpose <br /> of the tool is to allow the Board to consider proposals that provide an economic and efficient land <br /> use. She said the Master Plan Development-CD allows the Board to see the full plan for <br /> consideration. She shared that in discussions of the 2050 Comprehensive Plan, the idea to have <br /> a rural activity node rather than RCANs and RNANs has been proposed, so part of the request <br /> focused on changing the zoning from one to the other speaks to the idea that the differentiation <br /> may not be necessary today.
