DocuSign Envelope ID: 29420E5A-1115-4282-83A3-93884CBF5CC6 <br /> 41 <br /> NORTH CAROLINA <br /> ORANGE COUNTY <br /> AMENDMENT TWO TO LEASE AGREEMENT <br /> This Amendment Two to Lease Agreement ("Amendment Two"), is entered into as of the <br /> _1 day of June-202 1,by Eno River Mill,LLC a North Carolina limited liability company <br /> ("Landlord"), and County of Orange, a body politic and corporate of the State of North Carolina, <br /> ("Tenant"),provides as follows: <br /> Recitals: <br /> A. Tenant and Landlord entered into that certain Lease dated February 7, 2020 and <br /> Amended on August 29, 2020 ("Existing Lease)_for certain premises ("Premises") <br /> located in Suite 27 and Suite 29 at the building known as the Spinning Room and <br /> Card Room of the Eno River Mill, 437 Dimmocks Mill Road, Hillsborough, NC <br /> (the "Property"); the Premises and the Property being more particularly described <br /> in the Existing Lease. <br /> B. Landlord and Tenant have agreed to Amend the Lease as of May 31,2021 pursuant to <br /> the terms and conditions set forth below. <br /> Agreement: <br /> NOW THEREFORE, in consideration of these mutual and reciprocal promises, and for other <br /> good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, <br /> Landlord and Tenant agree to Amend the lease on the following terms and conditions: <br /> 1. Demised Premises. Section 1(c) is Amended to exclude Suite 29 from the Demised <br /> Premises. Tenant shall relinquish possession of Suite 29 to Landlord on May 31the <br /> effective date. and thereafter Tenant shall have no further rights with respect to the Suite <br /> 29, including without limitation any right of possession. <br /> 2. Rent: As of the effective date Tenant's Rent for the Demised Premises will be based on <br /> 2,970 rentable square feet as shown on the schedule below: <br />
