35 <br /> 1 LeAnn Brown, Land Use Attorney, Brown & Bunch LLC made the following presentation <br /> 2 on behalf of the applicant: <br /> 3 <br /> 4 Slide #1 <br /> 44 •: <br /> Flddlehead Corner <br /> 5 <br /> 6 LeAnn Brown introduced herself and reiterated the four parts of the application, as <br /> 7 described by Orange County staff. She said her presentation will focus on the Conditional Zoning <br /> 8 and what the Master Plan Development looks like. <br /> 9 LeAnn Brown said she forwarded a letter to the Board in January and wants to emphasize <br /> 10 the most important parts of that letter tonight. She said the Master Plan Development-CD is a tool <br /> 11 to help the Board be more flexible to the needs of a changing community. She said the purpose <br /> 12 of the tool is to allow the Board to consider proposals that provide an economic and efficient land <br /> 13 use. She said the Master Plan Development-CD allows the Board to see the full plan for <br /> 14 consideration. She shared that in discussions of the 2050 Comprehensive Plan, the idea to have <br /> 15 a rural activity node rather than RCANs and RNANs has been proposed, so part of the request <br /> 16 focused on changing the zoning from one to the other speaks to the idea that the differentiation <br /> 17 may not be necessary today.
