41 <br /> ECONOMIC DEVELOPMENT AREA (EDA) <br /> Description <br /> Economic Development Areas(EDA)are strategically located adjacent and along the <br /> interstate corridors that traverse Hillsborough, Mebane,and Durham,to be convenient <br /> and accessible places for commerce and job centers of varying scale where residential <br /> developments are less suitable. Existing developments here include warehouses, <br /> small commercial retail and service operations,warehousing, residential subdivisions, <br /> undeveloped lands,and farms.They are located outside of the critical water supply <br /> watersheds.The Unified Development Ordinance contains regulations for appropriate <br /> impervious surface ratios for Economic Development Areas within protected water <br /> supply watersheds. <br /> Character, Pattern, and Land Use Vision <br /> • These locations offer unique employment center and commercial opportunities. <br /> They are ideal sites for large-footprint uses of varying intensity that may include <br /> light industrial or warehousing activity,service yards,service and retail uses for <br /> employees working in these areas,flex spaces,and other similar industrial and <br /> commercial uses. <br /> • Annexation may occur through the voluntary process,allowing greater intensity <br /> of use in locations served by public utilities. <br /> 38 PUBLIC REVIEW DRAFT <br />
