37 <br /> LOW-DENSITY NEIGHBORHOOD (LDN) <br /> Description <br /> The Low-Density Neighborhood category is largely developed and limited in extent <br /> along the Highway 70 corridor between the City of Mebane and Efland, north of <br /> Hillsborough,and near the Durham County Boundary.These areas anticipate a <br /> transition from rural land uses and patterns to denser forms, likely due to more recent <br /> access to utility services outside of incorporated municipal limits. Current uses include <br /> low-intensity residential neighborhoods,small-scale commercial properties,schools, <br /> and faith-based organizations. <br /> Character, Pattern, and Land Use Vision <br /> • The intent of the Low-Density Neighborhood category is to provide more <br /> opportunities for residential and limited commercial development in developed <br /> areas near municipal growth areas. <br /> • Homes may be located closer together than in the Rural Residential category <br /> and oriented to face the street in a more traditionally suburban way. Smaller lot <br /> sizes may yield fewer accessory uses but may still be ideal locations for holistic <br /> communities of semi-rural activities and lifestyles,such as small hobby farms and <br /> homesteads. <br /> • If the combination of two or more parcels in the Low-Density Neighborhood <br /> category results in a combined parcel of 50 or more acres,and the combined <br /> parcels are contiguous with other Rural Conservation Neighborhoods (RCN), it's <br /> appropriate to consider the RCN designation for that site. <br /> 34 PUBLIC REVIEW DRAFT <br />
