2/27/2025 <br />8 <br />Planning Board Meetings <br />Comments and Concerns Heard <br />It was stated that many of the uses proposed were not allowed in either the AR - Agricultural Residential Zoning <br />District or in a RNAN - Rural Neighborhood Activity Node. <br />Actually, every use proposed for Fiddlehead is permitted in one or more of the Zoning Districts linked to the AR <br />& RNAN land use categories in the 2030 Land Use Plan. <br />Water supply & verification of capacity <br />Prior to submitting a plan for Fiddlehead, the applicant engaged GMA, Inc. a hydrogeology firm that fully <br />evaluated the property & had the Public Water Supply Section of the Division of Water Resources, NC <br />Department of Environmental Quality visit the site on two occasions during the due diligence process of site <br />review as well as looking at County public well records for some of the nearby properties. <br />In addition, the applicant reviewed thoroughly the well and water materials provided by the Eden View, the <br />R-CD Subdivision Applicant. That information addressed the same concerns about water supply. The BOCC <br />approved Eden View with 34 lots, each with an individual well with the possibility of developing at 4-5 bedrooms. <br />The applicant has additional information about water demand for Fiddlehead for presentation tonight. <br />8
