97
11 % Hands Four Development Cooperative
--`?'YY idclle(ead PO Box 1201 Carrboro NC 27510
4" Corner HandsFourDevelopment@gmailxom
Hands Four Development Cooperative
Open Space and Recreation Plan
March 20, 2024
The framework for Fiddlehead Corner ownership is that 1-14D will own all land including roads,
access easements, open space, recreation facilities, etc. as a Cooperative legal entity, much
like a condominium association. With this arrangement, all land is owned in common by the
membership of the cooperative.
Recreation Facilities are shown on Civil Drawing Sheet C5.4, Open Space and Recreation Plan,
and can be seen on the Illustrative Master Plan Rendering.
• In the southeastern corner of Fiddlehead, recreation activities and facilities include Pickleball
Courts, an open meadow for informal or formal activities such as badminton, bocce, playing
catch, frisbee, one or more covered pavilions and community gardens.
• A significant "tree save" passive recreation & contemplative area leads from the
southeastern portion of the neighborhood to the active health and fitness facility that will
have exercise and fitness indoor facilities and lap pools for swimming.
• A pathway system through common open space leads from the fitness area to the primary
community building in the center of the neighborhood.
• Approximately 2.2 miles [11,500 Liner Feet] of pathways and trails approximately are
proposed to run throughout the site, some weaving through the steam buffers and at the
edge of Land Use Buffers when in compliance with County standards for location in these
buffers.
Common Open Space — Protected, includes the entirety of stream buffers on the H4D property
and all Land Use Buffers. Included in this category are areas within and adjacent to the stream
corridor buffer running from west to east in the northern portion of the property. This is shown
on Civil Sheet C5.4.
ZAA 11 b Recreation:Open Space Statement 2024-03-21.docx Page 1 of 1
