Water Features and Drainage <br /> Streams & Ponds <br /> ■ One stream that begins off site to the north flows through the property and exits the site to <br /> the east. This stream requires a buffer for its entire distance on the property that varies <br /> from 65' - 85' depending based upon the slopes of land. A small pond is situated in the <br /> northwest portion of the stream buffer. <br /> ■ Two smaller tributary streams flow west to east in the southern portion of the property, with <br /> portions of each requiring a buffer of 65'. At the southeast corner property line and lying <br /> within the required stream buffer is a small [900± SF] area of land that is subject to <br /> flooding in a 100-year storm event. That is a storm that has 1% chance of happening in <br /> any given year. <br /> III.A. Proposed Use of Property <br /> H4D will develop an arts focused residential village containing a maximum of 150 dwellings and <br /> 2 six bed Family Care Facilities plus the community buildings, recreation areas, open space <br /> and roadways that support a small community of primarily senior-aged residents. <br /> llll. State Permit Requirements <br /> C. Will the project involve a land application system for treatment of wastewater? Yes. <br /> Hands Four Development Cooperative will create a subsidiary, Hands Four Wastewater <br /> Management, to build and manage a wastewater treatment system from all facilities and <br /> residences in the Fiddlehead Corner Development. The currently planned wastewater <br /> system applies a unitary approach throughout the entire project: STEP (septic tank effluent <br /> pumping) systems for primary treatment; the Orenco AdvanTex textile filter system for <br /> secondary treatment; and subsurface drip dispersal systems for final effluent discharge. This <br /> system will be designed and operated under the direction of Agri-Waste Technology, Inc. <br /> (AWT). We have the option of permitting this system through the traditional County <br /> Permitting (with Orange County) or utilizing the Engineered Option Permit (EOP) private <br /> permitting route. Either permitting option is viable for the project. <br /> D. Is a septic tank system proposed that has a design capacity > 3,000 -gallons per day? Yes <br /> The system described above will use multiple tanks for treatment and distribution of treated <br /> wastewater. <br /> F. Water Usage - Describe source of water. <br /> Two wells will provide the water for a community water system that will serve 150 dwellings <br /> plus support uses including a community building, fitness center, pool, and a fire <br /> suppression system for the three multi-family buildings <br /> Page 1 of 1 <br />
